5 Steps to Faster Turn Times

The appraisal profession is continuously evolving. Often, it seems, appraisers are asked to supply additional information or have steps added to their research. They do this extra work to guarantee the end user receives the best data possible. To stay current with the continuously changing requirements, Marty Tehrani is always seeking additional tools and tweaking processes to increase efficiency so we can do more work for you. At Marty Tehrani we know that time is important to everybody, so below are some items you can do to reduce turn times on any appraisals you order from Marty Tehrani.

Always order your appraisals on the Internet.
By ordering online, you automatically receive e-mail acknowledgements that the order was received, and fast, secure .PDF format report delivery. This tip single-handedly will save the most time! No longer do we have to manually enter information from a fax, and you don't have to wonder whether we received the order.
Verify that the subject property information is accurate and complete.
There's nothing like being one number off on the street address to add unnecessary time to an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent sales in the area is welcome — remember, however, that professional appraisers must always do their own due diligence on comparable sales, and ours may be different from yours.

You're always welcome to contact us if you have any questions about your property or an appraisal we're working on for you.

Let us know up front of the property's distinct characteristics.
It's relatively easy to appraise a cookie-cutter home. Most of an appraiser's time is spent analyzing how unique details add to or detract from what otherwise would be a property's market value. Let us know up front when ordering your report if there are unique features of the home or surrounding area -- for example, it's recently had an addition put on, it's subject to zoning restrictions, it's prone to flooding. These are things we'd find out on our own anyway, and knowing them sooner will likely make your report arrive more quickly.
Set proper expectations with the occupants.
Setting an inspection time and date with the homeowner can be one of the most time consuming steps in the appraisal process. It's understandable for a homeowner to be apprehensive with an unknown person looking in every corner of their home, taking photos, and making copious notes. Some think they should make the place spotless before the inspection, with the notion that will increase the appraised value. So they choose to not schedule the appraisal inspection until they have cleaned.

Hearing it directly from you -- a person they have been working with on their loan -- a little bit about the appraisal process, who we are, and especially that dusting and polishing won't affect their home's value one little bit, and likely decrease the appraisal inspection time. Our website has lots of pages of useful information about the appraisal process for homeowners. I encourage you to share it with your customers. They can even call us if they want to meet our staff and learn more about our services. Remind them it benefits them to set the appointment quickly!
